In fact, there may be several other buyers entertaining the idea of making an offer. In such a competitive situation, what should you do if you really love that home? Obviously, you&amp;rsquo;ll need to move quickly and make some fast decisions. Start by making certain the property fits within your price range. The last thing you want is to have an offer accepted and find out it is beyond your budget. That&amp;rsquo;s why it&amp;rsquo;s a good idea to arrange for financing before you go home shopping. Next, you want to make an offer that is so enticing to the sellers that they&amp;rsquo;ll put your offer at the top of the pile, if not close to it. So, what makes an offer enticing? Obviously, price is a big factor. You want to go in at a price that&amp;rsquo;s attractive to the sellers, without overpaying. Imagine finding out later that the nearest offer to yours was $15,000 less. Ouch! Chances are your offer price will need to be at or slightly above asking. Every spring, experts say you should clean out the venturi tubes. Those are the little metal pipes that carry propane or natural gas. Pipe cleaners work well, although hardware stores also carry specialized tools for this purpose. The goal is to clean out any builtup dirt and debris. Don't be surprised if you find spider webs inside a venturi tube! Your BBQ grills should also be cleaned with soap and water each year. Just scraping them before barbequing isn&amp;rsquo;t enough. Fat and oils from cooking can build up on grills and harden. If you're getting a lot of flare-ups, this may be the cause. A mid-quality livingroom set, with sofa and two side chairs, can cost thousands of dollars. That&amp;rsquo;s why most furniture retailers offer &amp;ldquo;interest free&amp;rdquo; and &amp;ldquo;pay much later&amp;rdquo; deals to soften the blow. These are basically financing options. Say, for example, you want to purchase furniture for the rec room. The cost is $7,200. The furniture retailer may offer you a deal where you &amp;ldquo;don&amp;rsquo;t pay a cent&amp;rdquo; for six months. As long as you pay the balance within that time, no interest is charged. That sounds like a sweet deal. And it is. But, personal finance experts will advise you to tread carefully. If you pay off the balance within the &amp;ldquo;no interest&amp;rdquo; timeframe, you&amp;rsquo;ll benefit from the sweet deal, by having deferred the payment. However, if you fall behind on payments, you&amp;rsquo;ll be hit with a high interest charge. It&amp;rsquo;s often 20% or more. That can add hundreds of dollars to what you would have originally paid for the purchase. And, even if you paid down most of the balance within the no interest period, you can still get hit hard. Some &amp;ldquo;no interest&amp;rdquo; deals charge interest on the original financed amount &amp;mdash; not just the remaining balance. The best advice, according to personal finance experts, is to read the fine print carefully and pay off the balance as promptly as you can.</description>

You would probably make your vehicle look as clean and shiny as possible, inside and out. The same holds true if you&amp;rsquo;re selling your home and there&amp;rsquo;s a potential buyer on the way. You want the buyer to be wow&amp;rsquo;d by your property. Here&amp;rsquo;s a handy checklist to follow: &amp;bull; Clean every room. Make your entire house look as &amp;ldquo;guest ready&amp;rdquo; as possible. &amp;bull; As much as is feasible given the time, reduce clutter. Consider packing some items into boxes and storing them in the basement or garage. &amp;bull; Get pets out of the house. Never leave one in a room unattended. Make sure paper and other combustible materials are well away from these units. &amp;bull; Electronics chargers. We all want our computers, tablets and smartphones to charge quickly. The price we pay for that convenience is chargers that pull in a lot of power, making them very hot. Keep them away from combustible material, as well as other wiring. &amp;bull; Smoking materials. Be careful with cigarettes, pipes, cigars and other such items. Bedding and upholstery, which burn slowly and dangerously, are the source of 75% of smoking-related fires. &amp;bull; Candles. Never leave candles unattended for any reason. You purchase a new home and move in. A few weeks later, you hear a&#xD;
strange rumbling sound. It&amp;rsquo;s the furnace. It&amp;rsquo;s only a year old, yet it&amp;rsquo;s&#xD;
sputtering like it&amp;rsquo;s twenty. You realize you&amp;rsquo;ll have to call in an HVAC&#xD;
contractor to get it fixed.&#xD;
You&amp;rsquo;re thinking, &amp;ldquo;Ouch! This is going to be expensive.&amp;rdquo;&#xD;
Well, maybe not. You see, since that furnace is relatively new, it might be&#xD;
covered by its original warranty &amp;mdash; even for you, the new owner.&#xD;
But a warranty is useless if you don&amp;rsquo;t know it exists.&#xD;
Recent studies suggest that upwards of 50% of people pay to get items&#xD;
fixed that were actually covered by a warranty. So, when purchasing a new&#xD;
home, be sure to ask this simple question: &amp;ldquo;What warranties do you have for&#xD;
items, materials or workmanship in this house?&amp;rdquo;&#xD;
Warranties are common on new stoves, fridges, washers, dryers and other&#xD;
big ticket appliances. Some such warranties are transferrable, which means&#xD;
they are still in force when the items pass from one owner to another.&#xD;
Even less expensive items, such as electronic thermostats and automatic&#xD;
garage door openers, may be covered by a transferrable manufacturer&amp;rsquo;s&#xD;
warranty.&#xD;
If the home you&amp;rsquo;re purchasing is relatively new (say, less than 10 years old),&#xD;
the builder&amp;rsquo;s warranty may also still be in force. That can be handy if a&#xD;
structural problem arises.&#xD;
Even recent renovations, may have come with a labour and/or installation&#xD;
warranty of some kind.&#xD;
As you can see, warranties are everywhere! The more you&amp;rsquo;re aware of&#xD;
them, the more you&amp;rsquo;ll save when something needs repair or replacement.</description>

homes get gobbled up by buyers the moment they get listed.&#xD;
It&amp;rsquo;s true, properties do tend to sell quickly in desirable, in-demand&#xD;
neighbourhoods. Does that mean you&amp;rsquo;re destined to either hope for a lucky&#xD;
break or miss out on ever living there?&#xD;
Fortunately, no. There are practical things you can do to increase your&#xD;
chances of getting into that neighbourhood.&#xD;
Your first step is to find out the kind of new home you can afford. You want&#xD;
to get your financial ducks in a row so when a listing does come up in the&#xD;
area, you&amp;rsquo;re able to respond quickly. Find out the average price range of&#xD;
homes in the neighbourhood. Then, if necessary, talk to your lender or&#xD;
mortgage broker.&#xD;
The second step is to get your current property ready for sale. You don&amp;rsquo;t&#xD;
necessary need to list it now, but you want to be in a position to do so&#xD;
quickly, if necessary. You may need to clean up and declutter, get repairs&#xD;
done, and spruce up your home in other ways.&#xD;
The third step is to talk to me.&#xD;
You see, listings in popular neighbourhoods often move fast. By the time&#xD;
you see them advertised on the internet, they may be gone. I can closely&#xD;
monitor listings in that area for you, so the moment one comes up that&#xD;
meets your criteria, you can be alerted. This greatly increases your chances&#xD;
